Roof Leaks
The most obvious sign your roof needs immediate repair. If water drips from your roof after a rainstorm, that’s the only proof you need to see your roof is damaged. You’ll want to contact a professional immediately before your building sustains any further water damage.

Water Spots on the Ceiling
If you see water spots on the ceiling, that’s a clue your commercial roof might need some assistance. While water spots can come from other sources like air conditioner condensation, the most common reason is a leaking roof. Seeing water spots should encourage you to examine the roof closely or call a professional.

Ponding Water
Standing water — also called ponding water — that remains for more than 48 hours on your commercial roof after a heavy rain is a sign the built-in roof drainage system has failed. Standing water on your roof can contribute to a number of costly problems for your building as the roofing material is damaged and more rapidly deteriorates versus its expected lifespan.

Cracked or Blistered Surface
Check for any cracking, bubbles or blisters on your roof surface; this could be a sign of trapped moisture, and that can lead to leaking. Blistering, or “alligatoring,” occurs when there are pockets of air or moisture trapped between the roof membrane and deck or between layers of the membrane itself.

Flashing Separated from Roof
The metal strips that run along the edges of your roof is called flashing. Roof flashing secures your roofing materials and prevents water and debris from infiltrating your system. If the protective flashing looks or feels loose, that means water is infiltrating the vulnerable roofing seams. If you catch this issue early, it can be solved by a fairly minor repair. If you miss or ignore loose flashing, it can result in the entire roof rotting out.
